We’ve been working for months with an amazingly helpful realtor.
She has shown us a ton of houses and talked us out of several overpriced ones. We only moved to the area last year and knew nothing about the area. We came from a place with much higher real estate prices, so everything seemed like a good deal. She’s spent countless hours putting together research. When we had major troubles with our rental property management, she voluntarily stepped in for us.
Not once did I feel that she’s putting real pressure on us but rather genuinely wanting us to get a good house at a fair price.
We were set to buy a custom built home in a development, a transaction that puts more work on her but gives her less commission than some houses she talked us out of.
Unfortunately, things unexpectedly went wrong in terms of jobs, and we can no longer buy. We may have to relocate to somewhere my husband can find a job.
This realtor deserves something for all she’s done. I’ve referred her two people, but I don’t know that many people, as we’ve only been in the area for a year, and all my co-workers already own homes. I’ve written a glowing review, but so many agents have glowing reviews, and I’m sure most of them are not as extraordinary as her.
We’d like to compensate her in some way. If we give her $1000, is she allowed to accept it, and can we be sure that she’ll get it all rather than splitting it with her broker?
What if it’s in the form of gift cards rather than cash?
What if it’s in the form of a very nice non-cash gift?

I have a guest staying in my house who was down on her luck. My wife and I own the house we live in Florida. The guest was suppose to stay a couple fo days until they landed back on their feet or what not. Any how it has now been four days. I told the guest I want them out by the afternoon upon coming home for lunch this afternoon the guest was still there but assured me they were leaving by tonight. My question is what if she doesn’t leave? Does she have any rights? She has never paid rent and was sleeping only on the couch. My father owns real estate and hes had to evict people time and time again for refusal to pay rent or leave. That took weeks if not months and hundreds of dollars. So how long does someone have in the state of Florida to stay at someone else’s house while not paying rent. Before they can establish residence? Like if I call the cops and have her removed wil they do so or will they tell me to file for an eviction even though shes only been their for four days?

If you don’t mind reading here’s the deal. I’m 18, about to graduate, and today I had 2 AP tests. I don’t take any meds and am very healthy aside from smoking cigs.
I don’t have ADD/ADHD or any medical problems, but one of my friends in my class said he had some Adderol and Ritalin ( I have only done it 1 other time), so I bought one of each and downed em during the break before my second exam. (Not a good idea to mix the two together, especially when my brain isn’t wired like the amphetamines are designed for) Poor decision, anyways…i started the exam 30 minutes later, the exam was a total of 2.5 hours and I was SO focused on the questions and breezed through them, also, I was really dedicated to the writing portion of it and wrote a lot fuller and in-depth answers than I had during the 1st exam. I just felt more on the ball.
When I arrived home I was in such a good mood, had an awesome convo with my mom, and then got to doing homework. Not to brag, but honestly, I am a really smart guy. It’s just I get lazy with homework and studying, which is why I just have a slightly above average GPA (3.375), but I could get straight A’s if I dedicated myself to it and gave all my effort.
I am either majoring in biology or public health and then going to med school, and I really want to do exceptionally well in college. I don’t need adderol to do well, because this 4th quarter I got almost straight A’s because I HAD to to maintain my GPA. Adderol would just make it a hell of a lot easier. Which is why I would like a script for it.
Do you think that a doctor would prescribe me adderol if I talked to him this summer? I would tell him about my study habits and I wouldn’t lie, but be straightforward and tell him what i just told you guys.
**TO CLARIFY and BEING HONEST: I have smoked weed in the past to get high (not on a regular basis, just casually at parties and on weekends and whatnot), and I think that many doctors would suspect that an 18 year who is trying to get adderol is just trying to get high.
I COULD NOT BE MORE HONEST HERE: But that is NOT why I want it, I want it to advance my academics and I hope you guys believe me, because I know there are a lot of people “just trying to get high” but that IS NOT me. Not going to lie, I enjoyed the effects: such as I was in an awesome mood, being optomistic to everybody, enjoying conversations more than I usually do, I felt efficient, focused, and the buzz from cigarettes you get is great while on it.
But I truely believe that even though I have not needed it my entire life, it would benefit me TREMENDOUSLY in academics in college. Thank you those who read this and commented

I’ve had my braces for 7 months and so far only a couple brackets have come off. But I just got a new wire in yesterday and the stupid women didn’t cut the wire all the way in the back and after I came home, I felt my cheek all raw and scratched up. I couldn’t go back though. So today I couldn’t handle it anymore, so my mom bought me some wire cutters and I tried to cut the wire in the back. But then the bracket in the back came off. Then I had more wire poking me and tried to push it back instead of cutting it, but then the OTHER bracket came off. So now I have two missing brackets in the back of my right upper teeth. What should I do? I want to go in tomorrow but my orthodontist is only in on Thrusdays(5 days from now though I don’t see why she has to be there when she has the assistant do it anyways). They get frustrated with me when I come in for that kind of problem /: will this affect my teeth within 5 days? I dunno what to do!

Ok I have a question. As far as I know in the state of Hawaii the registered Owner of a car is responsible for it being AVed no matter what the circumstances. But what about in the event someone AVs your car.
I know this much, bout 10 years ago I had a car Stolen and I never found out till I have a racked up a lot of fines for AV, Abandin Vehicle, I call the courts and find out someone stole my car, I it had been to long to report and I was responsible for all the fines, I end up having to pay them.
Ok so the other day My car breaks down, who I thought was a friend of mine tells me I can have her clunker car if I rescue it from being towd. Now she is out of state. I get up to this place and the owner of the property tells me she will have it towed to the dump the next day. Well my supposed Friend has a LOT of her personal Itims in this car so she was very lucky I saved it. In ordr for me to save it I had to buy 2 tires for the front and then just barily made it home.
I got it home to my house and under I saw the ball joints, GONE, the tie rods, GONE, tie rod ends, GONE!! Passanger Wheel Bolted on with ONE Stud the rest are GONE.
About 4 days later she arrives to Hawaii, all the suddon she needs me to pick her up from the airport, I tell her “OMG Please we will die its nuts!!!”
She insists that she has no money and no way to get to any place to stay, so I go get her. SHe drives me back to my home and then takes off with the car, telling me she will buy a new one the next day, then shell give the car back. I really recemend she NOT drive it especially with her 2 year old..
Well I do not see her for a week when she wants me to store the car for the weekend while she goes to another island to party. I figure “Ok I could use some transpo, Well when I see it, Mind you it has been a week since I put new tires on front. Now BOTH are bald with the METAL Sticking out!!!!!

Well She killed the battery also so I tried to push start it down a hill and it did not start. So I hae to park it monday on the side of a road.
I call her earging her again to come get her car or get me a title and ill fix it again. Well I guess the following day she sneaks up to the car to get all her personals out of it and the man whoms home it was in front of went off on her. She promises this man
“Oh, No I promise not to AV it I have given it to the people down the street and I am giving them the title and they will get it tomorrow”
Funny she said that because she took all the tools we had purchased to fix it with her leaving us only the car.
Well at this point we feel used and want nothing more to do with this thing so we told her that we will not touch it till we see the title in our hand.
Well somehow it got moved and seats taken out of it, all tires flat. The typical rundown for an AV in Hawaii.
Chich calls the police on me and believes because “I borrowed it, I am responsible for all this damage” and says she is going to take me to court.
Now from what I know she is responsible because I did NOT have to get that car till I had a title in my hand, regardless of it I had “Borrowed it prior” Before it was damaged she agreed to get me the title and have me take it. Did not happen , I did not take the car and it got AV ate the heck up
So what you all think am I responsible? Any people know Hawaii law? Any DMV Workers out there? Anyone who knows Maui county Vehicle Law? Insurance claims adjusters?

Ok i bought a HP pavilion dv6 6120se a few months ago which came with Windows 7 Home Premium and all the HP things and graphics things. But the guy who installed (not a HP guy) it made a mistake and allotted more than 98% of the Hard drive (abt 470gb) to my C drive (windows drive). I couldn’t partition it. So i want to wipe the win 7 installation and reinstall it along side Ubuntu 10.04. The trouble is i didn’t get any CD / DVD from the vendor. No win7 backup/ stuff. So what should i do?
Does the ‘Reinstall Windows’ option take me to before partition menu and will I still have the HP / Graphics software ?

I was in a large pawn shop here in Southern California, and spotted a .357 Magnum for sale for $169. That seemed an extremely low price for a Magnum, so I bought it. It was a High Standard Sentinel Mk II .357 Magnum revolver with a four inch barrel.
I liked it because it had what looked like to me, a very high quality deep blue finish, and these gigantic, wooden checkered grips.
I took it home, and looked at it more carefully, and realized it looked exactly like a Dan Wesson, with that bizarre opening latch in the front, as opposed to the more conventional placement in the back like Colt, Smith & Wesson, and Ruger.
Why would a High Standard revolver, look just like a Dan Wesson? Did Dan Wesson copy them, or did they copy Hi Standard?

I would like to go in the real estate business. Selling houses etc. What property company is best to work for, where i can gain most experience?
Also, any good pointers that i should know?

Hi everyone,
So, around last December, i dropped my iPhone 4S and the screen cracked. I know that accidental damage like this is NOT covered by the limited warranty provided with the iPhone (I didn’t buy AppleCare+) and so I’ve been using the phone as is, with the cracked screen. About 3 days ago, the power/lock button on top of my iPhone stopped working, no clicky sound and the iPhone is unresponsive. I was curious to see if the warranty still covered this, even though the front screen was cracked. I went to the Apple website, and I spoke to several different Apple Representatives. After talking to 8 of them, 7 of them told me that my iPhone was still protected under the warranty against manufacturing faults such as the failure of my lock/power button, and the other 1 just referred me to tech support.
So, feeling pretty confident, I headed into the apple store and I talked to the mediator person in between the rest of the store and the Genius Bar. The guy there told me that it’d be 199$, without even looking at my iPhone. I explained to him that it was a manufacturing fault, and how i had talked to the sales representatives online and how they had said differently. He dismissed it and just said that it was irrelevant.
So, disappointed, I headed home, and I decided to ask the online sales representatives again. When i related to them my experience at the store, of the two different people that i asked, they both said that it was likely just a bad experience with someone providing bad customer service; they both thought that the phone should be replaced for free. Both recommended that i save their conversations and to call AppleCare.
So, the next morning, I called AppleCare, but they weren’t helpful at all. The lady on the phone kept telling me that i needed to pay for AppleCare+ before i could call them and wouldn’t answer any of my questions. So i headed back to the Apple store and related my story to the mediator guy (a different one). He said that if the sales reps online had said that i could get the phone replaced for free, then I could go back online and get my iPhone replaced by AppleCare. So now what steps should i take to get my iPhone replaced? I’m not sure if i should call AppleCare again, or if there’s a way to email someone about this at Apple?

Im 24… lived a pretty shitty live…. Parents split up n i went with my father… I only spent a little time in life with my mother but each time was great… father was never really there for me kept to yell at me when my step mother yells at him to kick me out of the house… One day she accused me of stealing her diamond ring and told my father to kick me out of the house… which he did then i get a call saying she found the ring… but i still wasn’t allowed back.. I spent a year working a dead end job sleeping on the floor of a torn apart house my sick in the head uncle basically lives in because he doesn’t do anything but steal my cigarettes… I told him i was leaving to live with my aunt so 2 days before the agreed apon departure date he tries to kick me out and threw my tv across the room. i go to my aunts whose sickly religious , Meaning if a boulder flew in front of he car on the highway she wouldn’t hit the brakes but tell god to move the boulder , She pushed religion on me and one day got into an argument about that nicholas cage movie Gone in 60 seconds because its the devil and promotes stealing cars… Then one day i was mowing the lawn for her and ran outta gas halfway through so i tell her and she starts screaming about how I’m worthless… Quite the nun huh… so i tell her Im going to look for a new place to live… so she took my keys and kicked me out of the house… I spent a few days homeless and crashing at friends house before i got money to get a place in the ghetto where i made some drugs sales for money. All this time i vent my feelings through my music… I rap.. in the hopes of one day reuniting with my mother and take care of her and live life… One night i got a call and found out my mother was murdered in cold blood… so after i went and dealt with the funeral arrangements i learned a lot about her… She was very talented with making tree art with crystals and she was about to have an expo and become an official artist to bring the family together… Basically the same thing i was doing and it still kills me to think about if only i coulda been there i could have saved her… I walked away from a job of 4 years 3 months after it happened and my father let me come back home granted i get a job… so i go back the New york and get another job which i walked away from about a month after that… not that i couldn’t do it but ever since that day i cry everyday out of the blue for hours at a time so working was an issue for me… Ive cried ever day since it happened and its been over 9 months already… I don’t write music that much anymore nor do i freestyle anymore… one of my lines actually is something like “and its sad.. like a bird in a cage that doesn’t sing anymore cause he’s tired of not being free” I got some money out of the ordeal and bought a new car and when i left the last job my father and step mother kicked me out of the house again so i spent a month in a hotel with a friend just writing music just to tie up my loose end before i do it.. I have 5 songs written waiting to be recorded with one hope through many connects I’ve made throughout the years… And i use my Facebook as a personal memoirs i divulge way to much information about my life but i dont care cause maybe one day someone can get a laugh from it… n its too late for me because money doesn’t help me nor anything in life anymore… All i did all day is pills weed n alcohol killing myself slowly as i sit on the floor and think to myself and I’m still waiting for my liver to shut down but it hasn’t yet. If i do make it in the rap career which ill find out shortly i guess I’m devoting the money to bring my so called family up along with my friends so they never have to worry about money again then I’m gonna set out to save the world one person at a time so none have to go through the pain i feel everyday… My question is this: Do i deserve death? Have i earned the right to take my own life to end the pain… Today I’ve been crying for 6 hours… today it started at 2 and still goin as i write this through tears at 8pm. Also my brother is going blind due to a genetic defect on my step mothers side… Anyway Thanks n Peace..
